2400 Trans Canada Highway, Pointe-Claire (2005- 2007)
In 2005, Cutler located and entered into a purchase agreement for a 900,000 square foot land site with prime visibility situated on the south service road of the Trans Canada Highway in Pointe-Claire, Qc. A $30 million co-redevelopment project was proposed to and accepted by Alexis Nihon REIT. Currently there are several built-to-suit proposals out to several large AAA prospective tenants.
Complexe du Canal Lachine – 4710 St-Ambroise, Montreal (1993-2004)
In 1993 Cutler purchased the 330,000 square foot Complexe du Canal Lachine (formerly Simmons Bedding Co.) from its mortgage creditor Assurance-Vie Desjardins.. The previous owner had failed in their attempt to transform the building into a multi-tenant revenue property. At the time of purchase the property was largely vacant, poorly administered and in a state of severe decay. All subsystems including the still manually controlled and inefficient heating system, the condemned freight elevators, the hundreds of broken windows and leaky roof required immediate attention. Cutler, using no additional financing, managed to quickly turn the property around and achieve a permanent state of 95%+ occupancy with ultimately no industrial occupants.
Complexe Dompark – 5524 St-Patrick, Montreal (1995-2004)
In 1995, Cutler approached and offered to purchase the 420,000 square foot Complexe Dompark (formerly Dominion Textile) from its mortgage creditor Fédération des travailleurs du Québec (FTQ) and La Métropolitaine au Canada. Although conceived by one on Montreal largest real estate developers a few years earlier, the concept of a multi-floor industrial property had no future and had failed. Thus when Cutler took over he redesigned the upper floors for commercial lofts and was again successful in his attempt to transform another turn-of-the-century obsolete structure into one of Montreal’s most sought after designer loft spaces.
Lucas Building - 3401 St-Antoine, Westmount (1988=1991)
In 1988 Cutler purchased this two storey former industrial auto parts building and converted the site into a television studios on the lower floor and offices on the upper floor.
