ADAM A. CUTLER Commercial Residential & Industrial Real Estate Development
Adam A. Cutler has been in the real estate industry in Montreal for more than 25 years. Since 1987 his primary focus has been to locate and purchase “under utilized” commercial and industrial properties for re-development into performing revenue properties. In the early 1990s he was one of the first to recognize the real estate development potential of Montreal’s Lachine Canal where he pioneered the now trendy “commercial loft” space concept. In addition, Cutler has participated in the development of several residential condominium projects in the Montreal region.
In 2004 Cutler determined that with the redevelopment phase now complete for his buildings, he sold his interest in Complexe du Canal Lachine, Complexe Dompark and another multi-tenant commercial / industrial building along the canal.
During the past several years, Cutler has participated in the development of both small and large residential condominium projects in the Montreal area. His knowledge and expertise has been applied to phase III soil remediation, zoning applications, architectural & engineering engagements, general contractor selection, interim & takeout financing and all related financial projections analysis.
In addition to his primary focus, Cutler has owned a portfolio of approximately 20 revenue properties, including modern industrial, multi-residential, office and retail. His real estate investment strategy is founded on cycle timing and has achieved a 100% success history. Prior to 1993, Cutler was partner in Cutler, Gagnon & Associates, a real estate consulting and brokerage firm specializing in financing, acquisition and taxation.
Cutler earned a business degree in management and computer science from Bishop’s University and a certificate in applied real estate from McGill University. He is academically qualified for professional appraisal certification by AACI and EA as well as for FRI membership.
J. François LALONDE, P.Eng (BSc. civil engineering)
Mr. Lalonde is responsible for technical and engineering on our projects as well as negotiations with all levels of government on relevant issues such as zoning changes, grants, environmental. Mr. Lalonde has been associated with the Cutler Group for more than 20 years on various projects & investments.
Mr. Lalonde is a civil engineer with international experience having worked for various world renowned construction and engineering companies such as SNC-Lavalin based in Canada and BOUYGUES Travaux Publics based in France. He also participated to the development of international markets for POMERLEAU Group, a Quebec-based construction company, working closely with government agencies. He has conducted business extensively throughout Africa and the Middle East on behalf of these companies since 1986. He was involved with the construction of several projects as varied as toll road highways, high voltage power lines, hydro-electric dam, heavy industrial projects and commercial high rises.
He also has held various board positions with social and charitable volunteer organisations as well as partisan politics[1] in Canada.
